Have you reviewed and prepared all the legal and regulatory requirements in order to sell your property. To give a typical example:
You have inherited a house from a family member and you don’t intend to keep the property. The house was built by that family member and has never been sold before. For this property to be in a position to sell you will need to ask the following questions:
Is the planning permission granted for the house still valid, were there any unauthorised extensions, sheds, etc that have been added since the house was built? You may find that a planning retention application will have to be made to the local authority prior to the property going on the market for sale.
Is there an Opinion on Planning Compliance in place for the property. This document will more than likely be requested by the buyer’s solicitor.
